Books I and II were first promulgated in 1923 (B.E. 2466) and replaced by revised provisions in 1925 (B.E. 2468). The remaining books followed in stages. Drafting drew on the French, German, Swiss and Japanese codes, and the Code has been amended many times since. A lease of a house or condominium for more than three years must be in writing and registered at the Land Office, or it is enforceable for three years only (Section 538), and the maximum term is 30 years (Section 540). Marital property is split between sin somros and sin suan tua under Sections 1471 and 1474.
