A fixed term cannot exceed thirty years, though it can be renewed, and a life usufruct always ends on the usufructuary&#8217;s death (section 1418, applying section 1403 paragraph 3). A <a href=\"https:\/\/www.thailawonline.com\/th\/glossary\/juristic-person\/\">\u0e19\u0e34\u0e15\u0e34\u0e1a\u0e38\u0e04\u0e04\u0e25<\/a>, which has no lifetime, can therefore hold one only for a fixed term of up to thirty years.
