Hua Hin in one paragraph: Hua Hin is a retirement and second-home town, and its legal work reflects that: buying, holding and eventually passing on property, plus the annual immigration paperwork that keeps a retired resident lawful. It is quieter than Pattaya and the matters are usually less urgent, which is exactly why they get left too long.
How we work. Bilingual legal services across Thailand since 2006. Most matters are handled online, without you travelling. Where a document must be signed locally, you sign it by appointment at your own district office or Land Office, or we act under a power of attorney you sign where you are. Jump to fees.

What Hua Hin Actually Asks For
Hua Hin generates less search volume than the other cities on this list, and we would rather say that than pretend otherwise. The work is steady rather than high-volume, and it concentrates in three places.
| Matter | What it involves in Hua Hin | Guide |
|---|---|---|
| Property purchase and holding structures | Condominiums in the foreign quota, and houses on land where the structure needs to be lawful rather than convenient. | Property guide for foreigners |
| Usufructs for a foreign spouse | The standard answer where land is in a Thai spouse’s name, registered at the Prachuap Khiri Khan land office. | Usufruct agreements |
| Thai wills | A retirement town with property and bank accounts, and families spread across two or three countries. | Making a Thai will |
| Retirement extensions | The annual extension of stay, with the financial evidence prepared in advance. | Retirement extensions |
| Company property structures that need unwinding | A generation of Hua Hin houses were bought through 51/49 companies, and 2026 enforcement has made that structure a live problem. | Restructuring a property company |
| Notarisation and legalisation | For documents going back to a home country: powers of attorney, pension forms, affidavits. | Notary services |
Where Things Get Filed in Hua Hin
Knowing which counter a matter belongs at is half of getting it done without a wasted trip.
| Office | What it handles |
|---|---|
| Land Office | Hua Hin and Prachuap Khiri Khan land offices for transfers, usufructs, leases and mortgages. |
| Immigration | Prachuap Khiri Khan immigration for extensions of stay and residence certificates. |
| District office (amphur) | Hua Hin district office for marriage and divorce registration. |
| Court | Prachuap Khiri Khan Provincial Court. |
How Working With Us Actually Works
We are going to be straightforward about the model, because it explains both the fees and the limits.
- There is no Hua Hin office. The firm is registered in Bangkok and works by appointment. Anyone claiming a branch on every beach is describing a shopfront, not a legal team.
- Most work does not need you in a room. Documents are drafted, reviewed and signed remotely, and we have been doing it that way since long before it was fashionable.
- Where a filing needs your signature, you give it locally. We prepare the file and the appointment, and you sign at your district office or Land Office; otherwise we act under a power of attorney you sign where you are. Court work is quoted separately.
- Fees are published and flat wherever the work allows it, so you know the number before you commit rather than after.
- Three working languages: English, Thai and French.

Questions people in Hua Hin ask
I bought my Hua Hin house through a Thai company. Is that a problem now?
It may be. Enforcement against nominee structures intensified through 2026, and the test is not the 51/49 split on the share register but where the capital actually came from. There are lawful ways out, and all of them are cheaper and less scrutinised when you start them yourself rather than after a letter arrives.
Can my Thai wife own the land and can I still be protected?
Yes, and it is the most common answer here. She owns the land; you register a usufruct over it, and a superficies where there is a house. Both are recorded on the title deed, so they bind anyone who later buys or inherits, and a usufruct can be granted for your lifetime.
How much does a lawyer in Hua Hin cost?
Flat fees where the work allows: a usufruct 3,900 THB, a Thai will 3,900 THB, a lease agreement 4,900 THB, notarisation 950 THB per document, and a consultation 2,000 THB per hour.
Do you have an office in Hua Hin?
No. We work by appointment, handle most matters online, and arrange local signing at the Hua Hin or Prachuap Khiri Khan offices, or act under a power of attorney, when registration requires it.
Where do I sign documents if I live in Hua Hin?
At the Hua Hin District Office and the Hua Hin branch of the Prachuap Khiri Khan Land Office, by appointment. We prepare the documents and the checklist beforehand, so the visit is a signature rather than a negotiation. For a document signed abroad, you sign before a Thai embassy or consulate, or a notary public whose signature is then legalised.
