Pattaya in one paragraph: Pattaya has the largest concentration of long-staying foreign residents in Thailand, and its legal demand looks nothing like Bangkok’s. What people here actually need, week in and week out, is immigration paperwork that has to be filed correctly the first time, and a will that covers Thai assets.

How we work. Bilingual legal services across Thailand since 2006. Most matters are handled online, without you travelling. Where a document must be signed locally, you sign it by appointment at your own district office or Land Office, or we act under a power of attorney you sign where you are. Jump to fees.

What Pattaya Actually Asks For

This is not a guess. It is the pattern of what people in Pattaya search for and what walks through the door, in order.

MatterWhat it involves in PattayaGuide
Residence certificatesNeeded for a driving licence, a vehicle purchase, a bank account or a Land Office transfer. Chonburi immigration issues them, and the requirements are not identical to Bangkok’s.Certificate of residence (TM.16)
Retirement extensionsThe annual extension of stay based on retirement, filed at Chonburi immigration in Jomtien. The financial evidence is where applications fail.Retirement extensions
Dependent and spouse visasExtensions for a Thai spouse or dependent children, with their own financial tests.Spouse and dependent visas
Thai willsThe single most common estate matter in Pattaya, because so many residents hold a condominium and a Thai bank account and nothing else.Last will in Pattaya
Condominium purchase and transferForeign quota, the FET evidence, and transfer day at the Chonburi Land Office.Condominium purchase
Overstay and immigration problemsChonburi is consistently among the busiest provinces for immigration enforcement, and the gap between surrendering and being caught is large.Overstay, fines and bans

Where Things Get Filed in Pattaya

Knowing which counter a matter belongs at is half of getting it done without a wasted trip.

OfficeWhat it handles
ImmigrationChonburi Immigration, Jomtien. Extensions of stay, residence certificates, TM.30 and TM.47 matters.
Land OfficeChonburi provincial and branch land offices for condominium transfers, leases, usufructs and mortgages.

How Working With Us Actually Works

We are going to be straightforward about the model, because it explains both the fees and the limits.

  • There is no Pattaya office. The firm is registered in Bangkok and works by appointment. Anyone claiming a branch on every beach is describing a shopfront, not a legal team.
  • Most work does not need you in a room. Documents are drafted, reviewed and signed remotely, and we have been doing it that way since long before it was fashionable.
  • Where a filing needs your signature, you give it locally. We prepare the file and the appointment, and you sign at your district office or Land Office; otherwise we act under a power of attorney you sign where you are. Court work is quoted separately.
  • Fees are published and flat wherever the work allows it, so you know the number before you commit rather than after.
  • Three working languages: English, Thai and French.

Questions people in Pattaya ask

Do I need a lawyer in Pattaya, or can I use an agent?

For a routine extension where you meet the requirements, an agent or doing it yourself is fine and we will tell you so. A lawyer matters when a criminal provision is in play, when an application has been refused or revoked, or when documents in your file were not put there by you. Nothing untrue should ever be submitted in your name.

Can you handle my Pattaya matter without me travelling to Bangkok?

Yes, and that is how most of it runs. Documents are prepared and signed remotely, and where a filing has to be signed in Chonburi, we book the appointment and you sign locally. You should not have to cross the country to sign a form.

How much does a lawyer in Pattaya cost?

Our fees are flat and published rather than hourly wherever the work allows it: a Thai will is 3,900 THB, a usufruct 3,900 THB, notarisation 950 THB per document, and a consultation 2,000 THB per hour. Litigation is quoted individually.

Do you have an office in Pattaya?

No, and we would rather say so. The firm is registered in Bangkok and works by appointment, remotely for most matters, arranging for you to sign at your local office or acting under a power of attorney where a physical appearance is needed. That model is why the fees are what they are.

Where do I sign documents if I live in Pattaya?

At the Banglamung District Office or your local district office, and the Chonburi Land Office branch that holds your title, by appointment. We prepare the documents and the checklist beforehand, so the visit is a signature rather than a negotiation. For a document signed abroad, you sign before a Thai embassy or consulate, or a notary public whose signature is then legalised.
