ThaiLawOnline is a licensed Thai law firm in Bangkok, working in English and French since 2006. We handle property, family, wills and inheritance, visa and company matters for expats at fixed fees, in person at Udom Suk (Bang Na, Sukhumvit 101/2) or by video across Thailand.
Last reviewed: 3 September 2026. This is a services page, so what was checked here is what a client could act on. Every published fee was reconciled against the live fees.json the firm bills from: consultation 2,000 per hour, Last Will 3,900, Last Will with a Living Will 5,000, prenuptial agreement 8,900, divorce by mutual consent 9,900, notarial services from 950 per document and the police clearance certificate 4,400 all match exactly. The Living Will was the one gap and is corrected: it is priced at two tiers, 590 self-serve and 1,900 drafted, and the page published only the higher one. The address, both telephone numbers and the LINE handle were checked against the firm’s published contact record; the LINE row had a label and no handle and now carries it. Every internal and external link on the page was fetched.
What this review does not cover, said rather than implied. The biographical and qualification statements about the team, the descriptions of what the firm does and does not do better than other firms, and the coverage arrangements through partner lawyers are the firm’s own account of itself and were not audited. No competitor’s fee is quoted anywhere on this page, which is what the page itself promises. The only legal proposition on the page that was checked against a primary is the one about leases, and it was changed: Dika 4655/2566, read in Thai, holds that a 30-year lease with same-day promises of two further 30-year renewals is void as to those renewals for evading Section 540 of the Civil and Commercial Code.

Why Choose ThaiLawOnline? The “Founder’s Guarantee”
Unlike general legal directories or firms run by local agents, ThaiLawOnline is run by Mr. Sebastien H. Brousseau. He has a law degree (LL.B.) and a science degree (B.Sc.). He is a skilled Canadian lawyer who was admitted to the Barreau du Québec. Mr. Brousseau has practised law since 2000 and has worked under Thai law since 2006.
Sebastien has lived in Thailand since 2004. He has managed well-known law firms since 2006. This includes a former branch of Siam Legal and the founding of ThaiLawOnline. He leads a team of licensed Thai lawyers and notaries. They combine international care standards with local Thai laws.
“My goal is simple: provide the same quality as top-tier Bangkok firms at a fraction of the price by using technology and AI to reduce overhead.”, Sebastien H. Brousseau, Managing Partner
Our Team: Barristers & Specialized Attorneys
We don’t just list names; we list qualifications. Our team includes high-ranking legal professionals capable of handling complex litigation and transactions across the Kingdom:
- Sebastien H. Brousseau (Manager): Canadian Lawyer (Bar of Quebec). Expert in Family & Real Estate Law, with a deep understanding of Thai culture and the Expat experience.
- Wichuda Atthamethakon (Partner): Licensed Thai Lawyer & Notary Public. Holds a Master of Laws (LL.M.). She manages our Isaan and Property operations.
- Garn T. (Partner): Thai Barrister-at-Law & LL.M. A specialist in criminal defense and high-stakes civil litigation.
- Chettaphat S. “JJ” (Senior Associate): Specialist in Bangkok Civil Court proceedings and dispute resolution.
Nationwide Coverage: Not Just Bangkok
While many firms act only in the capital, we represent clients throughout Thailand. We have one office, in Bangkok. Everywhere else we act through partner lawyers and by travelling to you, which is why we do not charge you for a branch you never visit:
- Bangkok (our office): Central litigation, corporate registration, and immigration.
- Isaan (Nakhon Ratchasima & Ubon Ratchathani): Family law and rural land transactions, through partner lawyers and on-site visits.
- Chiang Mai & Phuket: Real estate and expat services, through partner lawyers and on-site visits.
- Singapore: Cross-border estate planning and notarisation, handled from Bangkok with local counsel where required.
Transparent Fee Comparison: Why We Are The Smart Choice
Legal work in Bangkok is usually billed by the hour, and the rate is usually not published, so you cannot compare before you commit. We work the other way round: the fee is fixed, it is on this page and on the pricing page, and it is agreed before the work starts. Modern legal technology keeps our overhead down and that is what the fixed price reflects.
| Service | How it is usually charged | Our fee |
| Last Will & Testament | Hourly, or quoted only after an enquiry | 3,900 THB fixed |
| Prenuptial Agreement | Hourly, or quoted only after an enquiry | 8,900 THB fixed |
| Consultation (1 hour) | Hourly, rates rarely published | 2,000 THB |
| Living Will | Hourly, or quoted only after an enquiry | 1,900 THB fixed |
| Last Will + Living Will together | Rarely offered as a package | 5,000 THB fixed |
Our fees are published in full on the pricing page and are fixed, not estimates. We do not quote other firms’ prices here, because a fee you cannot verify is worth nothing to you when you are comparing.
Our Core Legal Services
1. Family Law & Marriage
Family matters require sensitivity and legal precision. We handle:
- Prenuptial Agreements: Drafted in Thai and English to ensure global enforceability.
- Uncontested divorce at the Amphur or contested court litigation.
- Child Custody: Legalization of father’s rights and custody disputes.
- Complete assistance for foreigners marrying Thai nationals.
2. Property & Real Estate
Protect your investment with our rigorous due diligence.
- Registered leases for their full statutory term of 30 years, drafted the way the courts now require. ⚠️ We no longer sell a lease as 30 years plus renewals: in Dika 4655/2566 the Supreme Court treated a 30-year lease coupled on the same day with promises to renew twice more on identical terms as an attempt to get round the 30-year ceiling in Section 540 of the Civil and Commercial Code, and held the renewal promises void outright. Where you need security beyond 30 years we will tell you which instrument actually gives it.
- Usufructs: Lifetime usage rights registered on the title deed.
- Owning the structure separate from the land.
- Title deed checks and land office verification before you pay.
3. Estate Planning (Wills)
- Last Will & Testament: Essential for any expat with assets in Thailand.
- Living Wills: Directives for end-of-life medical care.
4. Corporate & Business
- Company Registration: Setting up Thai Limited Companies.
- Tax incentives for eligible business activities.
- Work Permits: Processing for employees and business owners.
5. Litigation & Notary
- Criminal & Civil Litigation: Representation in all Thai courts by Barristers.
- Notarial Services: Verification of signatures and documents for international use.
- Police Clearance Certificate: Criminal record checks for visa, residency and employment applications, filed for you in Bangkok.
The Future of Law: Tech & AI Integration
We are not just a law firm; we are a tech-forward legal provider. Led by Sebastien H. Brousseau, ThaiLawOnline uses AI to create standard contracts. This process is faster and more accurate than traditional teams. We are the only firm in Thailand that provides high-quality legal documents. This is possible because of our efficiency. Our prices are competitive.
