Tor Dor 21 (ทด.21) is the Land Department’s official Power of Attorney form. You use it to let someone act for you at the Land Office: sale, transfer, mortgage, usufruct, superficies, or lease registration. A generic power of attorney is usually refused. This is the form the Land Office accepts.

If you are the foreigner GIVING the power (you own the land or condo and you ask a Thai person to handle the registration), you sign on the line marked ผู้มอบอำนาจ (Grantor) at the bottom right. Print your name in the brackets ( ) below it.
The person who RECEIVES the power (ผู้รับมอบอำนาจ) does not sign this form. Two witnesses sign on the พยาน (Witness) lines.

Fill in the land details (title deed number, location), describe the act you authorize, attach signed copies of ID or passport, and affix stamp duty. If you sign outside Thailand, the form usually needs notarization and Thai embassy legalization.
