Or Chor 21 (อ.ช.21) is the Land Department’s official Power of Attorney form for condominium units. It is the condo counterpart to Tor Dor 21 (ทด.21), which is used for land and houses. To transfer, mortgage, or register rights over a condo unit through someone else, the Land Office only accepts this official Thai-script form. A lawyer-drafted or generic power of attorney is refused.
อ.ช.21 คือหนังสือมอบอำนาจแบบราชการของกรมที่ดินสำหรับห้องชุด (คอนโดมิเนียม) เทียบเท่ากับ ทด.21 ที่ใช้กับที่ดินและบ้าน สำนักงานที่ดินรับเฉพาะแบบฟอร์มภาษาไทยอย่างเป็นทางการนี้เท่านั้น หนังสือมอบอำนาจทั่วไปหรือที่ทนายร่างเองจะถูกปฏิเสธ

The foreigner who OWNS the condo and gives the power signs on the ผู้มอบอำนาจ (Grantor) line and prints the name in the brackets ( ). Two witnesses sign on the พยาน (Witness) lines. The person receiving the power does not sign.
