Real right granted by the landowner authorising another person to own buildings, structures or plantations on, above or below the land, under Sections 1410–1416 of the Thai Civil and Commercial Code. The right is registered at the Land Department on the land title, runs for up to thirty years (or the superficiary’s lifetime), is transferable and inheritable, and survives the death of the landowner.
