ในกรณีที่มีเจ้าหนี้ตามคำพิพากษาคนเดียวร้องขอให้บังคับคดีแก่ทรัพย์สินของลูกหนี้ตามคำพิพากษาและไม่มีกรณีตามมาตรา ๓๒๔ เมื่อได้ขายทอดตลาดหรือจำหน่ายโดยวิธีอื่นซึ่งทรัพย์สินนั้นเสร็จและได้หักค่าฤชาธรรมเนียมในการบังคับคดีไว้แล้ว ให้เจ้าพนักงานบังคับคดีจ่ายเงินตามจำนวนหนี้และค่าฤชาธรรมเนียมตามคำพิพากษาให้แก่เจ้าหนี้ตามคำพิพากษาเท่าที่เงินรายได้จำนวนสุทธิจะพอแก่การที่จะจ่ายให้ได้
English translation
Where a single judgment creditor has applied for execution against the property of the judgment debtor and there is no case under Section 324, then, when the property has been sold by public auction or disposed of by another method and the fees of execution have been deducted, the execution officer shall pay to the judgment creditor the amount of the debt and the court fees under the judgment, to the extent that the net proceeds are sufficient to make such payment.

Section 339 is the simplest distribution scenario in Part 10: a single creditor and no competing claims under Section 324. Here no distribution account or sharing exercise is needed. After the auction or other disposal, the officer deducts execution fees and pays the creditor the judgment debt and court fees to the extent the net proceeds allow. It stands in contrast to Section 340, which governs the more complex case of several creditors or Section 324 claims requiring a formal distribution account. The reference to Section 324 marks the dividing line between straightforward and shared distributions.
Why this matters in practice
If you are the only creditor and no one else claims a right in the property, you get paid directly once fees are deducted, which is the fastest route to recovery. Remember the payout is capped by what the asset actually fetches net of costs, so a low sale price can leave the debt only partly satisfied. Recovering the shortfall means going after other assets of the debtor.
