ผู้เช่าจำต้องสงวนทรัพย์สินที่เช่านั้นเสมอกับที่วิญญูชนจะพึงสงวนทรัพย์สินของตนเอง และต้องบำรุงรักษาทั้งทำการซ่อมแซมเล็กน้อยด้วย
