The highest form of land title deed in Thailand, issued by the Land Department after accurate survey with GPS reference points. A chanote (โฉนดที่ดิน) confers full freehold ownership, clear boundaries, and the right to sell, mortgage, lease, grant usufruct or superficies. It is the only land document suitable for foreign investment structures such as long-term lease or usufruct for condominium owners.
