Property Secrets, Blue Oceans, and Peace of Mind
Welcome to the February edition of our newsletter. Before we dive in, we owe you an apology.
🔧 A Quick Note About Last Month
Many of you received our January newsletter 5 to 10 times. We are truly sorry for flooding your inbox. This was a coding bug in our new email system, and we corrected it within the first two days. Rest assured: your data is completely secure. No information was leaked, and the issue has been fully resolved. It won’t happen again.

This month, we’re covering three important topics: a powerful but underused legal tool for foreigners, why we’re swimming into “blue ocean” territory with new services, and why having a Last Will has never been more important—or more affordable.
Table of Contents
1. Sap-ing-sith Rights: The Best-Kept Secret for Foreigners in Thailand
If you’ve ever looked into owning property in Thailand as a foreigner, you’ve probably heard about leases, usufructs, and company structures. But there’s one option that almost nobody talks about: Sap-ing-sith (สิทธิเก็บกิน).
Introduced by law in 2019, Sap-ing-sith rights allow foreigners to essentially own land and a house—not technically as “ownership,” but with nearly all the same benefits. The right is valid for 30 years and can be renewed.
Who is this for? Imagine you’re 40 or 50 years old. You want to build a house in Thailand. You want security for at least 30 years. You don’t want the complexity of setting up a company or relying on a Thai partner’s name on the title deed. Sap-ing-sith could be your answer.
The trade-off: The registration tax is higher than for a lease—around 2% of the property value. But for many people, the peace of mind and the strength of this right makes it worth every baht. Unlike a simple lease, Sap-ing-sith gives you the right to use, possess, and enjoy the property as if it were your own. You can even sublease it and collect rent.

2. Blue Ocean Strategy: The Future of Legal Services
At ThaiLawOnline, we’ve decided to swim into “blue waters.” The future of law isn’t about doing the same old things slightly better; it’s about creating services that solve real problems in new ways.
🆕 NEW SERVICE: Certificate of Residence
Starting this month, we can obtain your Certificate of Residence for anywhere in Thailand. No more queuing at Immigration. No more taking a day off work.
- How it works: You send us a copy of your passport and information. We handle everything online with Immigration.
- Delivery: We post the official document to you anywhere in Thailand within 5 days.
- Cost: 1,900 THB
This is blue ocean thinking—creating products that make your life easier. This is just the beginning.3. Last Wills and Living Wills: Why This Matters More Than Ever
I’ve seen too many heartbreaking cases recently where partners couldn’t access assets or families were torn apart because there was no legal authority to act. Thailand’s population is aging, and more expats are retiring here than ever before.
- A Last Will ensures your assets go to the people you choose—not whoever the law defaults to.
- A Living Will ensures that if you become incapacitated, someone you trust can make medical and financial decisions on your behalf.
Because AI now helps us work more efficiently, we are offering the lowest prices in our 20 years of practice. Every document is still reviewed and improved by our experienced legal team to ensure human-grade accuracy.
⚖️ Protect What Matters (Special Pricing)
- Individual (Last Will + Living Will): 5,000 THB
- Couples (Last Will + Living Will): 8,500 THB
