1. Sap-ing-sith Rights: The Best-Kept Secret for Foreigners in Thailand
If you’ve ever looked into owning property in Thailand as a foreigner, you’ve probably heard about leases, usufructs, and company structures. But there’s one option that almost nobody talks about: Sap-ing-sith (สิทธิเก็บกิน).
Introduced by law in 2019, Sap-ing-sith rights allow foreigners to essentially own land and a house—not technically as “ownership,” but with nearly all the same benefits. The right is valid for 30 years and can be renewed.
Who is this for? Imagine you’re 40 or 50 years old. You want to build a house in Thailand. You want security for at least 30 years. You don’t want the complexity of setting up a company or relying on a Thai partner’s name on the title deed. Sap-ing-sith could be your answer.
The trade-off: The registration tax is higher than for a lease—around 2% of the property value. But for many people, the peace of mind and the strength of this right makes it worth every baht. Unlike a simple lease, Sap-ing-sith gives you the right to use, possess, and enjoy the property as if it were your own. You can even sublease it and collect rent.
