English name for the Thai kaifak contract under Sections 491–502 of the Civil and Commercial Code. Title passes to the buyer at the time of sale but the seller may reclaim the property by paying the redemption price within an agreed period, capped by law at ten years for immovable property and three for movables. Failure to redeem perfects the buyer’s ownership by operation of law.
