Holder of a right of superficies (ผู้ทรงสิทธิเหนือพื้นดิน) under Sections 1410–1416 of the Thai Civil and Commercial Code. The superficiary owns buildings, structures or plantations on land belonging to another, for a fixed or indefinite term. Superficies is commonly used by foreigners to own the house they build on land leased or owned by a Thai spouse or company.
