What the Fee Includes
Our fixed fee covers drafting the bilingual usufruct agreement and guiding you through registration at the Land Office — the step that makes the right real, because an unregistered usufruct does not bind the land. A usufruct can be granted for a period of years or for the life of the usufructuary, which is why it is one of the strongest protections available to a foreigner using Thai land or a house owned by a Thai spouse or partner.
คำถามที่พบบ่อย
Usufruct or 30-year lease — which is cheaper? The legal fees are similar (3,900 vs 4,900 THB). The right choice depends on your situation — our usufruct guide compares them in detail.
Can the usufruct be cancelled by the owner later? Once registered, a usufruct binds the property for its term. That registration is exactly what you are paying to get right.
Do I need to be in Thailand to register? Registration happens at the Land Office where the property is located, and both parties (or their authorized representatives) participate. We prepare everything in advance so it is done in one visit.
