Right of use arising under a lease contract (สัญญาเช่า) governed by Sections 537–571 of the Thai Civil and Commercial Code. For immovable property the maximum term is thirty years, renewable by agreement. A lease of three years or longer must be registered at the Land Department to be enforceable against third parties. Leasehold is the main legal structure used by foreigners to secure long-term rights in Thai land.
