Title Deed Check, certified Land Office copy, translation and lawyer’s report

Ce qui est inclus

• A certified copy of the title deed (Chanote, Nor Sor 4 Jor) or condominium unit title (Or Chor 2), both sides, issued and stamped by the Land Office with the date of issue. The Land Office fee is included.
• An English translation of every field on the front and of the registration index on the back.
• A two-page report by Wichuda Atthamethakon, LL.M., Thai Bar Licence 3149/2556: registered owner, type of title, area, every registered encumbrance (mortgage, lease, usufruct, superficies, servitude, seizure), and for a condominium unit the quota record. The first line is the verdict; the last line is the next step.
• PDF delivery in your client portal and by email. The paper copy posted within Thailand on request.

Ce qui n’est pas inclus

• Checks on the seller’s identity, the juristic person, the developer, the contract or the FET paperwork. Those are the other 24 points of the Condominium Package (19,900 THB), against which this 4,900 is credited for 30 days.
• A certified translation for a court or an embassy (arranged at cost, price confirmed first).

Comment ça marche

1. You pay and your matter opens in your client portal.
2. You upload a photo or scan of the deed (the front is enough), or the deed number, sub-district and province, and the seller’s name as written on it.
3. We request the certified copy through the Land Office. A deed registered in any province can be obtained without a trip to the property.
4. We translate both sides and our lawyer writes the report. You have everything within 3 business days of step 2.

Ce dont nous avons besoin de vous

• A photo of the deed, or its number with the sub-district and province.
• The seller’s name as it appears on the deed (so we can tell you whether it matches).
• Your email and the address in Thailand if you want the paper copy posted.
