Financial Requirement for Thai Visa Extensions (800,000 and 400,000 Baht Rules)

เดอะ financial requirement (หลักฐานทางการเงิน, the 800,000 baht rule, 400,000 baht rule หรือ proof of funds) is the money condition an applicant must prove before the สำนักงานตรวจคนเข้าเมือง grants a one-year extension of stay: 800,000 baht in a Thai bank, or income of 65,000 baht a month, for retirement; 400,000 baht, or 40,000 baht a month, for marriage to a Thai national. The figures come from police orders under the Immigration Act B.E. 2522 (1979) and are tested every year at renewal. How long the money has been in the account matters as much as the amount.

The amounts, the seasoning and the floor

Retirement requires 800,000 baht in a Thai bank account in the applicant’s sole name, seasoned for at least two months before the first application and three months before each renewal. After approval the balance must stay at 800,000 baht for three months and may then fall no lower than 400,000 baht for the rest of the year. Alternatively the applicant shows income of at least 65,000 baht a month, or a combination of deposit and annual income reaching 800,000 baht, the combination following the deposit seasoning rules.

การแต่งงาน requires 400,000 baht standing in the account throughout the two months before the application, or income of 40,000 baht a month; some offices accept a combination, others do not. Income is proven by a letter from the applicant’s embassy where the embassy still issues one, or by 12 months of statements showing transfers from abroad into the Thai account each month. A foreign pension is measured in baht on the day, so 68,000 baht when planned can become 64,200 baht and fail.

Proving the money at the immigration office

The file for a deposit-based extension contains a bank letter confirming the balance, dated within a few days of filing, the passbook updated the same day, and a 12-month statement showing the balance never dipped below the required floor. Fixed deposit and savings accounts both qualify; joint accounts do not for retirement. Some offices ask for evidence that the funds came from abroad, so keep the remittance records.

The common mistake is timing. Money wired the week before the appointment fails the two-month test and the ส่วนขยาย is refused. The second mistake is spending down below 400,000 baht in month nine and topping up in month eleven; the statement shows it and the renewal is refused. Funds lent by an agent for the day of the application are a false statement to an official, and the 2026 enforcement against visa agents has reached the foreigners who used them.

เดอะ retirement and marriage figures are police-order conditions and can move by a new order without amending the Act. They are not a tax test, but a foreigner who remits 800,000 baht of post-2023 foreign earnings while a Thai tax resident may have a filing obligation, a point the bank letter does not raise and the tax office may.

How long must the 800,000 baht be in the bank for a retirement visa?

At least two months before the first application for the extension and at least three months before each yearly renewal. After the extension is granted the full 800,000 baht must remain for three months, and the balance may then fall no lower than 400,000 baht until the next seasoning period begins. The statement covering the whole year is checked at renewal.

Can I combine savings and income to reach 800,000 baht?

Yes, for the retirement extension: a deposit plus twelve months of income totalling at least 800,000 baht is accepted, with the deposit part following the same seasoning rules as the full amount. For the marriage extension some immigration offices accept a combination of 400,000 baht and 40,000 baht a month, but this varies and should be confirmed with the office where you will apply.

Does the money have to be in a Thai bank?

For extensions of stay granted inside Thailand, yes: the deposit must be in a Thai bank account in the applicant’s own name, and income must be shown by embassy letter or by monthly transfers into a Thai account. The O-A and O-X visas issued at an embassy abroad, and the DTV, accept funds in a bank in the applicant’s home country.
