ผู้ให้อาศัยไม่จำต้องบำรุงรักษาทรัพย์สินให้อยู่ในความซ่อมแซมอันดีผู้อาศัยจะเรียกให้ชดใช้ค่าใช้จ่าย ซึ่งได้ออกไปในการทำให้ทรัพย์สินดีขึ้นหาได้ไม่
