Si le bien loué nécessite des réparations urgentes pendant la durée du contrat, et si le locataire souhaite entreprendre les travaux nécessaires à ces réparations, il ne peut s'y opposer, même si cela lui cause un désagrément. Toutefois, si les réparations sont de nature à prendre un temps excessif et à rendre ainsi le bien impropre à l'usage auquel il est destiné, le locataire peut résilier le contrat.
