If, besides the principal performance, the debtor must also pay interest and costs, then where a particular performance is not sufficient in value to discharge the whole debt, it shall be applied first to the costs, then to the interest, and lastly to the principal performance.
If the debtor directs a different application, the creditor may refuse to accept the performance.
