The full bilingual usufruct contract that accompanies the short Land Department registration form. This is the agreement ThaiLawOnline uses for its own clients, supplied as an editable file so you can complete it yourself.

Why a separate contract at all

The Land Office form records that a usufruct exists. It says almost nothing about how the right actually works between you and the owner, which is where disputes start years later. This contract sits alongside the official registration as an addendum and fills those gaps.

  • Grant of usufruct under Sections 1417 to 1428 of the Civil and Commercial Code, for life or for a fixed term
  • Identification of the land, the title deed and the parties, in both languages
  • The usufructuary’s right to possess, occupy, and take the income, including letting the property
  • Maintenance and repair obligations split between usufructuary and owner, following Sections 1424 and 1427
  • What happens if the owner sells: the registered right binds the buyer
  • Insurance, taxes and utilities, allocated explicitly rather than left to argument
  • Termination, and what is returned in what condition
  • A prevailing-language clause, so the Thai and English versions cannot be played against each other
  • Signature and witness blocks, plus a step-by-step Land Office registration guide

Variants

Choose bilingual EN-TH when a Thai party signs or a Thai authority may read it, TH-only for Land Office and DLT filings, and EN-only where both parties are foreign. Bilingual versions carry the prevailing-language clause.

Kept current, which is the part that matters

Most usufruct documents sold online are the file the seller uploaded years ago. This one is maintained by the lawyers who use it. When Supreme Court decisions change how a clause should read, the document changes. It is not a generic AI-generated or copy-paste form.
