Section 1411 sets the duration cap. Three options: (a) fixed term up to 30 years (renewable); (b) for the superficiary's life; (c) for the landowner's life. The "for life" options can outlast 30 years, useful when planning for a foreign spouse who expects to live longer than the Thai spouse. On death of the relevant party, the building reverts to the landowner unless §1416 (compensation rule) applies.
