Things temporarily fixed to land or to a building do not become component parts of the land or building. The same rule applies to a building or other structure which, in thee exercise of a right over another person's land, has been fixed to the land by the person who has such right.

Section 146 matters in three recurring situations: (1) a foreigner who builds a house on Thai-spouse-owned land, the house follows the land into the spouse's name unless a §1410 superficies is registered separately; (2) a mortgage of land, fixtures pass to the mortgagee on foreclosure; (3) a tenant's improvements, usually become the landlord's property unless removable under §1394.
