Article 544: Subletting and transfer of the hirer's rights

ทรัพย์สินซึ่งเช่านั้น ผู้เช่าจะให้เช่าช่วงหรือโอนสิทธิของตนอันมีในทรัพย์สินนั้นไม่ว่าทั้งหมดหรือแต่บางส่วนให้แก่บุคคลภายนอก ท่านว่าหาอาจทำได้ไม่ เว้นแต่จะได้ตกลงกันไว้เป็นอย่างอื่นในสัญญาเช่าถ้าผู้เช่าประพฤติฝ่าฝืนบทบัญญัติอันนี้ ผู้ให้เช่าจะบอกเลิกสัญญาเสียก็ได้

English translation
The hirer may not sublet the property hired, or transfer the hirer's rights in the whole or in any part of that property to a third person, unless otherwise agreed in the contract of hire.
If the hirer acts in breach of this provision, the letter may terminate the contract.
