Khai Fak (ขายฝาก) is a quasi-mortgage device used widely in Thai rural finance and increasingly by hard-money lenders. Unlike a mortgage (§702), title actually passes to the buyer, if the seller misses the redemption window, the buyer keeps the property outright. The 2019 Sale with Right of Redemption for Agricultural Land Act gives farmers protective rights (mandatory minimum 1-year period, capped interest, right to extend), but those protections only apply to agricultural land owned by individuals.
